We're seeing "Price Reduced" signs popping up all over the place. Look around at every corner and on every street. Can you drive more than a block without seeing a home for sale or a corner without a sign for a home for sale?
Take a look at this chart Active Listings vs Sales - Dane County from the South Central Wisconsin MLS, you'll get another part of the picture... talk about "supply & demand." I'm sure higher gas prices and other expenses and mortgage rates starting to increase have had some impact, but home sales in this area are not really seeming to be affected all that much. Sales have been reported as being down, but still much higher than most parts of the country.
Too Many Homes or Too Many Results
The problem is finding what you are looking for. There are just too many results to dig through. Go to the websites of the local real estate firms and other listing sites. You'll find that you can only search based on a few rather basic details and you'll get results with 80-300 homes or a 1,000 or more! If the average time on each listing page is under 2 minutes (includes time for the page to load), you are still looking at over 2 hours to look through the results just to narrow down what to look at.
What's the point of flipping through the paper? Can buyers really find homes that meet their needs without having to go look at a ton of homes that don't? "Charming Cape Cod close to downtown & schools. 3bed, 2bths, newly updated, great westside neighborhood. All appl. included." "East side, beautiful 4bdrm, 3bath, must see contemporary. Vaulted ceilings, deck overlooking great 3/4 acre lot. 2car garage, mstr suite w/ FP." Pretty typical listings huh. Now multiply that by a few thousand... is it any wonder finding a buyer is so challenging?
The real problem is that most of the homes won't meet the buyer's needs for one reason or another. Now how much time was spent looking, reviewing, and viewing of homes that really don't match? Chances are, buyers have a few more requirements, or even desires besides the number of bedrooms and bathrooms, the city and zip, and the few other search details that most sites allow you to search for or the paper provides. So it should come as no surprise that at least 50% or more will be immediately eliminated because they fail to meet the buyer's needs.
